What this scope covers
We deliver flooring works for new fit-outs, retrofits and refurbishment. Scope includes site survey, sub-floor levelness checks, material supply where required, installation, trims and skirting, edge finishing and post-install handover. Maintenance and refinishing — timber sanding and varnishing, vinyl re-coating, loose-block re-glue and scratch / stain repair — are quoted separately.

Scope of work
- Vinyl sheet, vinyl plank (LVT/SPC), laminate, engineered timber, solid parquet and bamboo supply and installation.
- Tile installation — porcelain, ceramic, homogeneous and natural stone, on cement screed or existing screed.
- Outdoor flooring and decking — composite, hardwood and chengai timber for balconies, patios, planter areas and semi-exposed zones, with attention to drainage, slope, slip resistance and rain exposure.
- Sports and safety flooring — gym rubber, indoor sports vinyl and PVC, and EPDM where specified.
- Sub-floor preparation: levelness checks, screed correction, plank-thickness allowance and moisture checks before laying.
- Timber restoration — parquet sanding (depth matched to surface condition), staining and varnishing using established coating systems (e.g. Bona).
- Repairs — loose blocks, scratch and stain spot repair, plank replacement, trims and skirting renewal.
- Site protection, debris clearance and post-installation cleaning.

Sub-topics
Vinyl and SPC flooring
Vinyl sheet, vinyl plank (LVT) and SPC are widely used for HDB, condominium and commercial fit-outs because of their short installation time, broad pattern range and tolerance to short water exposure. Sub-floor flatness, plank thickness, wear-layer selection, adhesive (or click-lock) and edge trims drive long-term performance — confirmed against supplier guidance for the specific product. SPC is the usual choice where some moisture exposure is expected; vinyl sheet remains common for clinics, schools and back-of-house areas.
Wood, parquet and timber restoration
Solid and engineered timber and traditional parquet are installed by glue-down or floating systems, with format and colour tone matched to the room. Restoration covers sanding to the appropriate depth, stain selection, and varnishing — Bona coating systems are commonly specified, with gloss level matched to traffic. Loose-block repair, scratch and stain spot work, and plank replacement are scoped separately.
Laminate flooring
Laminate is a click-fit floating floor over a foam underlay. Suitable for low-to-medium traffic in bedrooms, corridors and offices. AC rating, edge sealing, expansion gap and skirting / trim choice are the key install details.
Tile installation
Porcelain and homogeneous tiles for offices, lobbies, shops and wet areas. Adhesive selection, joint width and movement joints should be specified per the substrate and project drawings; transitions to other floor finishes are detailed with the appropriate trim profile.
Bamboo and outdoor decking
Strand-woven bamboo is used as a hard, dimensionally stable interior floor; outdoor flooring and decking covers composite, hardwood and chengai timber for balconies, patios and planter areas. Selection considers rain exposure, heat, slip resistance, slope and drainage rather than appearance alone — a semi-exposed balcony often calls for a different system from a fully covered corridor.
Sports and safety flooring
Indoor sports vinyl, rubber gym tiles and EPDM systems. For competition or institutional use, confirm certification (e.g. EN 14904, FIBA) with the supplier and project specification — see our note on EN 14904 and CE marking for sport parquet.
Flooring guidance for Singapore properties
Selecting the right floor is rarely about a single material — it is about matching the system to the room. Sub-floor levelness, moisture exposure, traffic and the presence of other trades on site usually narrow the choice before colour and pattern come in. For semi-exposed and outdoor areas, drainage, rain exposure and slip resistance lead the conversation. We site-survey before quoting so the recommendation, plank format and trim package match the actual conditions.
